What every beach house needs

A beach house should make the most of the view and stand up to sand, salt and weather.

Whether you are buying a beach house or renovating one, a few finishes make the difference between a house that suits the coast and one that struggles with it.

Expansive windows

The view is the point of a beach house, so give it as much glass as possible.

  • Picture windows with transoms above.
  • Sliding windows in the kitchen and sliding glass doors to the outside.
  • Glass block in bathrooms for light with privacy.

Make sure most windows open easily so the sea breeze can come in. Casement windows crank wide open; awning windows let in air while sheltering the opening from the weather.

Whatever the style, the windows must be tough enough for coastal weather. Impact-resistant windows offer the best protection against strong wind and rain. Most impact-resistant glass also filters UV light, which protects carpets, furniture and fabrics from fading.

An airy interior

Large windows do most of the work of connecting inside and out. White or off-white walls carry the feeling of light and air through the rest of the house.

Flooring that forgives

Sand, salt water and humidity are hard on floors. Choose something durable, resistant to warping and easy to care for. Laminate and ceramic tile work well; wall-to-wall carpet and solid hardwood are less suited. If you like carpet underfoot, use rugs that can be cleaned or changed as needed.

An outdoor shower

It feels like a luxury, and it is also practical. It keeps sand, salt and dirt outside, where they belong.

Furniture and tableware

Furniture should be comfortable and carefree. Choose stain-resistant upholstery or washable slipcovers. Light fabrics on the large pieces keep the room breezy; color can come from cushions, rugs, art and throws.

Much of life at a beach house happens outdoors. Plates, glasses and flatware that do not break easily can go from the table to the beach and back without a second thought.
