Mission Viejo
Mission Viejo was planned as a whole, and many of its houses are now on their first set of windows. We replace them, and the doors to the yard.
01Local knowledge
Houses in Mission Viejo
The houses
Mission Viejo was built out over several decades as one master-planned community, with neighborhoods around Lake Mission Viejo and along the hills on either side of the valley. Many homes date from the 1970s and 1980s and still have their original aluminum windows and sliding doors. Owners here often want a multi-slide or bi-fold door to open the family room to the yard. Association guidelines set the frame colors and styles in most tracts.
The conditions
Mission Viejo is inland, in a warmer climate zone than the coast, with hotter summer afternoons and cooler nights. Coatings on south- and west-facing glass do much of the work for comfort. Santa Ana winds bring dry, gusty days that test seals and weatherstripping. Homes near Interstate 5 and the main parkways are noticeably quieter with laminated glass.
02Permits and approvals
Handled for you
Mission Viejo processes every permit online. There is no over-the-counter path, and inspections are also requested online.
01
Applications go through the city’s self-service portal, which lists the attachments required for each permit type.
02
The contractor’s permit disclosure form is part of the submittal.
03
Each person on the permit, homeowner included, needs their own portal account to see it and schedule inspections.
04
The city permit does not depend on HOA approval, but most tracts have associations that review visible changes, so we start that review in parallel.
05
Mission Viejo is inland and outside the Coastal Zone.

Questions
Mission Viejo, asked
Anything else is best answered in person, at the house.
Do I need a permit to replace windows in Mission Viejo?
Yes. We apply through the city’s online portal, which is the only way Mission Viejo accepts permits.
Why do I need my own account on the city portal?
Mission Viejo requires every person on a permit to have their own account to view it. We add you to the permit once it is submitted.
Will my HOA need to approve the doors?
Most likely. The city does not require it for the permit, but most associations review visible changes, and we prepare the submittal so both approvals move together.
