Irvine

Irvine is planned down to the paint color, and its houses were built to a standard. We replace their windows and doors so they still belong to the village.

01Local knowledge

Houses in Irvine

The houses

Irvine’s villages were built in phases, and each has its own architecture: early contemporary homes in Turtle Rock and University Park, the lake neighborhoods of Woodbridge, newer villages such as Quail Hill, and the custom estates of Shady Canyon. Many houses are now on their original windows and ready for a change, and many owners want to open the family room to the yard with a multi-slide or bi-fold door. Associations set the frame colors and profiles, so the choice of product starts with the guidelines.

The conditions

Irvine sits in a warmer inland climate zone than the coast. Summer afternoons are hot, and the coating on west- and south-facing glass matters more here than frame material does. Santa Ana winds bring dry, dusty days that test seals and door tracks. Homes near the 405 and the 5, or under the John Wayne Airport approach, are quieter with laminated glass.

02Permits and approvals

Handled for you

Irvine does not require a building permit for replacement windows and doors of the same size that leave the structural frame and opening unchanged. The work must still meet code for weatherproofing, security and energy.

01

Changing an opening size or adding an opening requires a remodel permit, with plans submitted through the city’s online system.

02

Plan check on that path targets five working days, with a few days of intake and fee processing on either side.

03

The city asks homeowners to confirm with their association that the project is allowed under its CC&Rs.

04

The energy limits for replacement glass are the same here as on the coast.

05

Construction hours are 7 a.m. to 7 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, with no work on Sundays or federal holidays.

Questions

Irvine, asked

Anything else is best answered in person, at the house.

Do I need a permit to replace windows in Irvine?

Not when the new windows and doors are the same size and nothing structural changes. The city still expects the work to meet code for weatherproofing, security and energy.

Will my HOA need to approve the doors?

Almost certainly. The city tells homeowners to check their association’s CC&Rs before starting, and we prepare the submittal for its review.

Can we widen the opening to the yard for a glass wall?

Yes. A larger opening needs a remodel permit and plan check, which the city targets at five working days once the application is accepted.
