Laguna Niguel
Laguna Niguel is built on hillsides that look toward the ocean. We replace the windows and doors that frame those views.
01Local knowledge
Houses in Laguna Niguel
The houses
Most of Laguna Niguel was built as planned neighborhoods on the slopes above the coast, from Marina Hills to the gated estates of Bear Brand Ranch. Houses are oriented to the view, often with tall living-room glass and wide doors to terraces that look west toward the water. Many still have their original aluminum or early vinyl windows. Nearly every tract has an association, and its guidelines shape the frame color and style.
The conditions
The upper ridges catch the ocean breeze and, with it, salt and moisture on west-facing walls. The same elevations take strong afternoon sun, so we choose coatings for heat and glare as much as for clarity. Homes near the 73 and the busier parkways benefit from laminated glass. Slopes also affect access, and we plan panel sizes for how they will reach the opening.
02Permits and approvals
Handled for you
Laguna Niguel requires a building permit for window and door replacement. For exterior changes, Planning approval, including HOA approval where a tract has one, comes before the building submittal.
01
The submittal includes the city’s application, a window replacement worksheet, a smoke and carbon monoxide alarm certification and a site plan.
02
The site plan shows property lines, setbacks, the area of work, the zoning district and the parcel number.
03
If any opening changes size, the city asks for a framing detail and may ask for header calculations.
04
The city takes permits at its building counter and runs an online permit portal for permits and inspections.

Questions
Laguna Niguel, asked
Anything else is best answered in person, at the house.
Do I need a permit to replace windows in Laguna Niguel?
Yes. We prepare the city’s application, window worksheet, alarm certification and site plan, and submit them together.
Does our HOA need to approve the project first?
Yes. The city expects Planning approval, including the HOA’s where there is one, before the building submittal. In Marina Hills and most other tracts, that means the association goes first.
Why does a window replacement need a site plan?
It is the city’s standard for exterior work. It locates the house on the lot and shows where the work is, along with the zoning and parcel details.
What if we want a larger opening?
Then the city asks for a framing detail and possibly header calculations. We include them with the submittal.
