San Juan Capistrano
San Juan Capistrano grew up around the Mission, and its houses still carry that history. We replace windows and doors here with the same respect for it.
01Local knowledge
Houses in San Juan Capistrano
The houses
The town has a wider spread of houses than its size suggests. Around the Mission and in the Los Rios Historic District, among the oldest residential streets in California, adobe-era and early wood houses need windows that do not draw attention to themselves. Equestrian estates and ranch-style homes spread across the valley floor and the hills, and gated hillside communities hold larger custom houses with wide doors to pools and terraces. Spanish and Mission Revival details are common, and frame profiles are chosen to sit comfortably in thick plaster walls.
The conditions
San Juan Capistrano is a few miles inland, warmer and drier than the coast, and the valley holds the afternoon heat. West-facing glass is specified for heat as much as for glare. Santa Ana winds bring dust that tests door tracks and seals. Homes near Interstate 5, Ortega Highway or the rail line are quieter with laminated glass.
02Permits and approvals
Handled for you
San Juan Capistrano issues building permits through its Building Division at City Hall. We confirm what a window or door replacement requires with the division for each address, and check historic status first.
01
Homes in the Los Rios Historic District, or on the city’s historic inventory, may need planning review before a building permit for windows.
02
The city’s online portal handles permit status and inspection requests. Requests made before 4 p.m. are scheduled for the next business day.
03
The city is inland of the coast, which belongs to Dana Point, so no coastal permit is expected.
04
HOA approvals in the city’s gated communities are private and handled separately from the city permit.

Questions
San Juan Capistrano, asked
Anything else is best answered in person, at the house.
Do I need a permit to replace windows in San Juan Capistrano?
We confirm the requirement for your scope with the city’s Building Division and pull the permit when one is needed.
Our house is in the Los Rios Historic District. Is there an extra step?
Possibly. Exterior changes to historic properties can need planning review before the building permit, so we check the address before proposing anything.
Will our HOA need to approve the work?
If you live in a gated community, its association will likely want to review exterior changes. That approval is separate from the city’s, and we prepare the drawings for it.
