Seal Beach
Seal Beach is a small town with the ocean at the end of every street. We replace windows and doors here with the salt and the scale of the lots in mind.
01Local knowledge
Houses in Seal Beach
The houses
Old Town is narrow lots and close neighbors: beach cottages beside new two- and three-story homes that push their glass toward the upper-floor view. In Surfside, beachfront houses open directly onto the sand. The Hill and College Park hold postwar and later homes that are ready for their next set of windows and larger doors to the yard. Leisure World, the city’s retirement community, has its own approval process that comes before any city permit.
The conditions
In Old Town and Surfside, salt air is direct and constant, and anything that can corrode will. We specify frames, finishes and hardware for marine exposure and avoid materials that need repainting every few years. Sand reaches sliding door tracks on the beachfront, so we favor systems with sealed rollers and tracks that clean easily. Wind off the water drives rain into west-facing joints. Homes near Pacific Coast Highway are noticeably quieter with laminated glass.
02Permits and approvals
Handled for you
Seal Beach handles building permits through its electronic permitting system. The city publishes no handout specific to window replacement, so we confirm the submittal with Building & Safety for each job.
01
When the city asks for plans, they are submitted electronically.
02
Contractors must hold a City of Seal Beach business license.
03
Seal Beach does not yet have a certified Local Coastal Program, so any coastal development permit comes from the California Coastal Commission. Like-for-like replacement on an existing home is generally exempt; beachfront addresses are confirmed with the Commission first.
04
In Leisure World, Mutual approval and a Golden Rain Foundation permit come first. The city permit follows.

Questions
Seal Beach, asked
Anything else is best answered in person, at the house.
Do I need a permit to replace windows in Seal Beach?
We treat window and door replacement as permitted work and confirm the submittal with the city’s Building & Safety division before ordering, since the city publishes no window-specific checklist.
Does the Coastal Commission get involved?
Because Seal Beach has no certified coastal program yet, the Coastal Commission issues coastal permits here. A like-for-like replacement is generally exempt, and for beachfront homes we confirm that with the Commission.
We live in Leisure World. What comes first?
Your Mutual’s approval and a permit from the Golden Rain Foundation’s Physical Property department. The city permit is pulled after both.
