Aliso Viejo

Aliso Viejo is one of the younger planned communities in South County. Its first generation of windows and doors is now coming due.

01Local knowledge

Houses in Aliso Viejo

The houses

Aliso Viejo was built as a single master-planned community, with neighborhoods of single-family homes and townhomes laid out along the ridges and around the wilderness park. Most homes are two stories, with vinyl or aluminum windows from the original build and sliding doors to small yards. Replacement here is often about better glass and quieter rooms, and about opening the back of the house with a larger door. Nearly every home belongs to an association.

The conditions

Aliso Viejo sits between the coast and the inland valleys. The ridges catch the afternoon ocean breeze, while the canyons hold the heat, so west-facing glass is specified for both. Homes near the 73 and the main parkways benefit from laminated glass. Santa Ana winds bring dry, dusty days that are hard on sliding door tracks.

02Permits and approvals

Handled for you

Aliso Viejo issues building permits at City Hall. We confirm what a window or door replacement requires with Building & Safety before we submit.

01

Permits are issued, and permit records reviewed, at City Hall.

02

Inspection requests made before 4 p.m. are scheduled for the next day.

03

Construction hours are 7 a.m. to 8 p.m. on weekdays and 8 a.m. to 8 p.m. on Saturdays, with no work on Sundays or holidays.

04

Aliso Viejo is inland, and no coastal review is expected for a window or door replacement.

05

Most homes belong to the Aliso Viejo Community Association and a neighborhood association, which may review exterior changes separately from the city.

Questions

Aliso Viejo, asked

Anything else is best answered in person, at the house.

Do I need a permit to replace windows in Aliso Viejo?

We confirm the requirement for your scope with the city’s Building & Safety division and pull the permit at City Hall when one is needed.

Will my association need to approve the windows?

Probably. Most Aliso Viejo homes sit under both a master and a neighborhood association, and we prepare what they need to review exterior changes.

When can the installation crew work?

The city allows construction from 7 a.m. to 8 p.m. on weekdays and 8 a.m. to 8 p.m. on Saturdays. There is no work on Sundays or holidays.
